How to read Dubai market data: medians, yields and what they don’t tell you
Every Dubai property pitch comes with numbers. Here is how to read them the way an analyst would — and the questions to ask when a number looks too good.
Medians, not averages
Serious market data uses the median — the middle recorded deal — rather than the average, because a handful of penthouse sales can drag an average far above what a typical unit costs. When you see a «median AED per sq.ft» figure, it means half of the officially registered deals in that bucket closed below that level and half above.
The key word is registered: figures worth trusting come from transactions recorded by the Dubai Land Department, not from asking prices. Asking prices are opinions; registrations are facts.
What a gross yield estimate is — and is not
A gross rental yield estimate divides a median registered annual rent by a median registered sale value for a comparable segment. Three things follow from that definition:
- It is gross. Service charges, management and vacancy are not deducted. Net income is always lower.
- It is an estimate over a segment, not a promise about a specific unit. Your floor, view and finishing move the real number.
- New leases and renewals are different markets. Renewal rents in Dubai are capped by the RERA index, so they usually trail new-lease rents. An honest source shows both figures separately — and tells you which one it is quoting.
The three caveats that matter
Sample size. A median over a dozen deals is noise, not a market. If a source doesn’t disclose how many deals sit behind a figure, assume too few.
Off-plan vs ready. Launch prices come from developers; resale prices come from the secondary market. Mixing the two in one «average» produces a number that describes nothing. Ask which side of the market a figure belongs to.
The date. Dubai data moves. A figure without an «as of» date is a red flag by itself.
The question that cuts through everything
Ask any agent one question: «What is this number’s source, date and sample?» If the answer is specific — a registry, a date, a count — you are talking to someone who respects your capital. That is the standard we hold our own figures to, on this site and in our chat.
